You want to do everything right to protect your investment, but you may not know where to start. Homeowners quickly learn that if you overlook the small details, they can grow into bigger problems down the road. The best approach is to get ahead of any potential issue by staying on top of it from the get-go.

How To Prepare Your Home For Move In

Use our checklist to make sure your house is in excellent move-in condition, and find repairs or any minor issues that the inspection didn't catch. Take note of anything on the list that may require ongoing maintenance throughout the year, like changing your HVAC filters or replacing fire alarm batteries. You've got this!

1. Review The Inspection Report

Although your inspector was very thorough, sometimes small things can be missed. Be sure to read the report carefully and double check any of the suggested repairs to confirm they were completed by the contractors. Key issues that will be identified in the report will have to do with any structural issues, roofing, HVAC systems, electrical systems, and plumbing. The report will also help you prepare for any repairs and replacements you may have to do in the future, so that you can begin to put money aside.

2. Prioritize Safety

As soon as you move into the home, safety should be your main concern. Check all the smoke detectors and carbon monoxide alarms to make sure they are in working order and purchase extra batteries. You may want to install a home security system and replace the locks. Make sure to have fire extinguishers in key locations in the home, such as the kitchen or by the dryer. If you have a working fireplace, make sure to have it inspected and cleaned before use.

3. Check Your HVAC System

Your inspector will check your HVAC system, but it’s important to do a personal inspection as well. Make sure the ducts are clean and change the filters. Run it to see if the air
flows unobstructed and if there is any unexpected noise or leakage. If it looks like it needs maintenance, you should get on top of it as soon as possible.

4. Find Your Water & Electrical Controls

Your inspection should include a thorough health check of your electrical and plumbing systems, but be sure to locate your electrical panel and water valves in case of emergencies. Go through the house and note all of the outlets and switches to check their condition. Make sure everything is in working order and note if there are any sparks or buzzing sounds. Run all the taps and check underneath for water pressure and potential drops or leaks. Refer to the inspection report for the age and health of your water heater.

5. Check Your Appliances

Note the age of your appliances and in what condition they are in, especially the dryer which can overheat and lead to fires. You want to pay attention to both safety and functionality. Give them all a good test to ensure they're in healthy working order, that there are no unusual sounds or vibrations, and note which ones might need to be replaced. All owners manuals can typically be found online if you don’t have any physical copies.
